Short answer: efflorescence is the white, powdery deposit left when water dissolves soluble salts inside masonry, carries them to the surface, and evaporates. It is a moisture signal, not a diagnosis: it tells you water has moved through the wall, but the white color alone does not prove mold, toxicity, or structural failure — and a clean-looking wall is not proof of a dry one.
What efflorescence is
Concrete-masonry technical guidance defines efflorescence as a deposit of soluble salts and bases, usually white, that can appear on masonry or concrete surfaces. The salts commonly come from the masonry units, mortar, or grout themselves — frequently water-soluble sodium, potassium, and calcium compounds. On its own, that surface deposit is described as an aesthetic concern; the guidance states plainly that efflorescence will not affect structural performance.
Not all blooms are equal. A light, uniform deposit soon after construction — sometimes called “new building bloom” — reflects normal drying and is often washed away by rain. Heavier deposits, or white streaks showing up below mortar joints or in localized areas, indicate that water has entered or is entering the wall at a higher point. Recurrent deposits of that kind are the ones worth taking as a prompt to review the moisture path.
The three conditions it needs
Efflorescence requires three things at once, and removing any one prevents it:
- Soluble salts present in the masonry, mortar, grout, or drawn from surrounding soil.
- Moisture to dissolve the salts and carry them into solution.
- A force — evaporation or hydrostatic pressure — to move the solution to the surface, where the water leaves and the salt stays behind.
Because the salts are often already in the materials, moisture is usually the most controllable of the three. Guidance notes that masonry in contact with soil, such as basement and retaining walls, can absorb ground water carrying soluble salts, and that capillary action can lift them well above grade — one reason basement walls show it so often.

What it does — and does not — mean
Used carefully, efflorescence is a helpful clue: preservation guidance lists salt deposits among the common visible signs of moisture problems. But it is easy to over-read. The white deposit is not itself mold, is not evidence of toxicity, and does not by itself mean the wall is failing structurally. Nor can appearance alone confirm what a deposit is or rule out other substances, so a bloom should not be treated as a definitive diagnosis of anything. Just as importantly, the absence of visible salts does not prove a wall is dry — water can move without leaving a mark.
Cleaning is not water management
Removing the deposit changes how the wall looks; it does not change why the water is arriving. If the moisture path is unaddressed, recurrent efflorescence tends to come back. Cleaning fragile or historic masonry also carries its own risks: inappropriate chemical or high-pressure cleaning can damage masonry and mortar. This guide deliberately gives no acid ratios or pressure-washing recipes. The sound sequence is to evaluate gently, choose a cleaning method appropriate to the specific substrate — ideally with professional advice for historic or fragile materials — and, above all, reduce the moisture feeding the deposit.
Limits and cautions
This is general educational information. Because a surface deposit cannot be positively identified by sight, and because recurring efflorescence points to an active moisture path, persistent or localized deposits are best used as a reason to investigate the source — see interior methods and their limits and record what you see with the observation checklist. If you also find musty odors, visible mold, or health concerns, treat those as separate questions for qualified assessment rather than assuming the white bloom explains them.
