Short answer: an old stone or rubble basement wall should not be treated like a modern concrete one. Before applying any coating, identify where the moisture comes from and how the wall is built, correct the easy external sources of water first, and treat the wall as part of a whole building-and-site system. There is no single universal fix, and rushing to a waterproof coating can trap moisture and cause new damage.
Why old stone walls are different
Many historic stone, brick, and rubble foundations were built to let some moisture pass and dry, and a number were laid up with softer lime-based mortars and irregular units; the particular materials vary from building to building. Modern below-grade construction, by contrast, assumes a continuous manufactured barrier on a relatively uniform concrete wall. Concrete-masonry detail drawings show that intended system: a continuous barrier carried above finished grade, working together with proper wall construction, drainage, gutters, and grading. Those drawings describe how to build a new wall — they are not retrofit prescriptions for an existing historic wall of unknown construction.
The U.S. National Park Service’s guidance on controlling moisture in historic buildings makes the underlying point directly: there is never a single answer to a moisture problem, and diagnosis and treatment will always differ with location, climate, soil, groundwater, and local building traditions. An old wall also carries historic material worth keeping, so a treatment that would be routine on new concrete can be the wrong move here.
Start with diagnosis, not a coating
The most consistent theme across preservation guidance is to avoid remedial treatments without prior careful diagnosis. Moisture is notorious for traveling far from its source, and concealed paths make it easy to treat a symptom while the real entry point continues to feed the wall. The Park Service brief notes that a full diagnosis can take several months — sometimes up to four seasons of monitoring — because the pattern only becomes clear over time.
That is why a waterproof coating is the wrong first step. Coatings applied over a still-wet or still-fed wall can trap moisture behind them; the brief illustrates masonry failing where a waterproof coating held water in. The same logic argues against aggressive interventions such as pressure-washing fragile units, blanket cement parging, wholesale excavation, or interior encapsulation before anyone knows what is actually happening.
What to record before any work
Diagnosis begins with observation, and much of it can be done safely by the building owner. Work from the outside in and write things down:
- Safety and materials first. Stay clear of standing water near electrical equipment. Note what the wall is made of and any signs of previous repairs or coatings.
- Timing and pattern. Record when dampness appears, how it relates to rain or snowmelt, and whether it is seasonal or recurring. Photographs with dates build the picture.
- Roof and site water. Check gutters, downspouts, and their discharge points, and whether grade slopes toward the wall — all visible without digging.
- Extent. Distinguish a discrete weeping spot from broad, even dampness; they point to different investigations.

Managing water without excavation
Preservation guidance stresses addressing ground-related moisture and roof run-off thoroughly, and managing existing moisture before adding mechanical drying. In practice, the guidance points to first inspecting and correcting the accessible sources of water: clearing and extending gutters and downspouts, correcting grade that tilts toward the foundation, and removing planters or built-up soil trapping water against the masonry — steps preservation guidance places before excavation or coatings.

It is a design decision for a specific building, not a coating you brush on. For an old wall, the goal is to reduce and redirect water, keep compatible breathable materials where possible, and avoid sealing the wall in a way that fights its original construction.

Once moisture is controlled, both traditions agree on the last step: a program of ongoing monitoring and maintenance, so a solved problem stays solved.
